hey guys i am a new investor here in the  Philadelphia area  working on my first flip. i have seen these railing all over the city and falling in love with them. i was hoping someone here on the bigger pocket community can steer me in the right direction. can anyone refer me to some one who makes what i can only assume are custom railing for a good price lol.

im about to purchase my first investment property and i was wondering whether i should keep it in my name or if i should start an llc. and what are the benefits to having it in an llc rather then owning it in my name. thanks for your help in advance

thank for the info. i meant tax exceptions and writes off lol. but how would one go about using a property thats paid in full clean title as collateral. would it be better to take equity out the home (while its being rented) or is there another way to finance the purchase of another property using the existing one as collateral.

thanks for the advise.. well the good thing is that im relatively young and dont have many expenses. to be honesty i dont have much responsibility and i still live with my parents. my main concern is investing the money and watching it grow into something substantial.

how would you invest 100k in today's market. i was privilege enough to get a large some of money at an early age. i would like to invest it in really state but dont know how to approach it due to lack of knowledge. should i purchase a property in full.or put 20% down on different property and rent them out(sounds risky) or what do you suggest.

so im new to this site as well as to the investing game. i currently own a property which is rented by my property manger ( my real estate agent). im earning a positive cash flow since it was purchase paid in full no mortgage. however i was thinking about using the equity or the home as collateral for a down payment on a new property which i also hope to rent out. my question is should a start an llc and both property under it to capitalize on my investment and take advantage of tax credit an exc ?? is this a good idea. would really appreciate any advise thank you
