I would like to sign a month to month contract with my tenants as I would like to be able to end the contract if it does not work out. My property is in California and we have the new rent control regulation that we can only ask the tenants to move out with just causes. With that, would signing a month to month contract be a bad idea as it sounds like the tenants can end it any time but I cannot? What do you guys think?

@Michael Noto you were right. I don’t have to worry about that anymore. I did the walkthrough today and the place was a huge disaster. The security deposit isn’t enough to cover it at all lol.

But it was a great lesson. I’ll know better next time!

I’m a first time landlord in California. My tenant was late on rent and I served her a three day pay of quit notice. She responded that she would move out in three days. This gives me little time to find my next tenant and is before our lease expires. Would it be reasonable, and does it break any protocol if I charged her some penalty to cover some of the loss of my house being vacant? If so, what is usually a fair amount? A week or two worth of rent etc?
