What is one of the strategies do you focus on STR MTR rental on expensive market? Keeping rising interest on mind. How much cash flow do you prefer in $500,000 Purchase price and 8%Interest rate? Taxes and insurance $7K per year.

what numbers or bracket do you feel comfortable?

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $131,000
Cash invested: $29,000

Bought a triplex in fair condition for cash flow purposes. Annual growth is around 5% in that area

What made you interested in investing in this type of deal?

Bigger pockets motivation

How did you find this deal and how did you negotiate it?

on MLS and won out of 4 offers. I used DSCR loan and offered as cash to the seller. Offered 1000 over asking!

How did you finance this deal?

DSCR loan

How did you add value to the deal?

hired a property manager. Rehabbed one of the unit for 10k, rent bumped to 850 from 650.

What was the outcome?

New Tennant and adding instant equity.

Lessons learned? Challenges?

Lesson to find more distressed property.
