Looking to buy Business around Portland metro below $300k. Open to hear alternate suggestions. 

I am seeking mentors and or guides to help me invest in business that can eventually help offset W2 income tax. I am trying to tabulate Business that may have higher depreciation but yet help me build wealth in form of real estate or potential customers for variety of services.

Iam also seeking partners and like minded individuals with whom I can execute on first deal in first half of 2025.

What things Ine should look fIr before pulling trigger on first deal!! How to select a city? What to look for before selecting a property(other than budget)? How to know rental vacancy? How to know the local market ? All when you are not local....

Thanks for your input. I am looking to explore properties and ways to invest in Australia in particular.Also vacation rentals outside in Europe or South America. 

How to get a distressed property or before market property? Any real estate investor to work with me finding such property? Also any suggestion for a local contractor in Jacksonville , Austin , Phoenix ?

What can be done on a 5000 sq ft land in central area of suburb city. How do we know the history and background of the land?

What do we think of investing outside USA? What strategies should one adopt? Which specific cities people focus on for high ROI and ease of bussiness?
