I agree with John Thedford 100% that your deal is made on the buy and if you are paying full retail, you are not getting a deal or allowing yourself enough room when the market changes, and like he said "it will"

Tie it up with a contract, leaving yourself the option to back out (contingent on inspection)

And, go get your financing done!

Hi Taylor, 

We do exactly what Aaron does. There are many ways in which to set up the tenant to do online payments, either to your bank directly or through 3rd party organizations that can also do your tenant applications as well as credit checks. I am not sure if I am allowed to list them here though.

I can hook you up with a hard money lender here in the Seattle area if you need. And, in my opinion. NO deal not for that kind of cost. This HM guy is very creative and might be willing to do some other kind of terms rather than the standard 9 months also. I have connections in Seattle also, if you need a solid builder or Realtor. I can refer. I am from Seattle.

You can look at your States "secretary of state" site to get all of the details on forming an LLC on your own for much less money. In my state it is $200.00 vs paying someone else $450 to do the same thing, however if they will set up your "Articles of Incorporation" also it might be worth it. There is some research to do, but not to worry about until you really have a deal under contract really. It can be done in less than a week. Hope that helps. Go to your state site though to check it out more. I am not an expert at all.
