Hello Corey. What ended up happening? 

It sure is a learning experience! After turning over new tenants - I will be going after the previous tenants. 

I'm still licking my wounds and painstakingly screening new tenants in a D class neighborhood. Its taking awhile to find anyone even close to worthy to my new qualifications. I'm finding myself already lowering the bar -- like a 600 credit score is non-existent..

Thomas(or anyone) - would you mind telling me the "language" in the agreement that states something to that affect?

My dream is to someday meet my passive income goal to replace my 9 to 5.. But the reality of ownership has been an eye-opener to say the least. Wish I found this site "before" I bought the place. :)

Hello:

I had an incident were a tenant just moved in and "by accident" caused minor plumbing damage. ($300 worth)

Don't I bill them directly? Or do I take the money out of there Security and let them know?

Hi Everyone! Glad to have found this amazing community.

Its been a long cold winter in Connecticut. (Fairfield County area). Can't wait to go South and visit a beach somewhere.

I'm new and I have a duplex that I just completed renovating and have one tenant and another possible section 8 candidate that may occupy by 4/1.

Boy did I learn a few things already about what NOT to do next time. But I'm on my way to buy and hold again within the next year or two.. That's why I'm here - to learn and figure out the best way to go about it. Already the info I've been reading has been awesome and encouraging. Looking forward to meeting some of you.
