You PM should show you all charges for repairs on your statement. At least he should provide the original invoice per your request. Unless you specified it in your management agreement that he only pays you certain amount per month, you are entitled to see the cost of maintenance since they influence your rental income. I would change the PM and find someone honest.

If T2 already vacated the unit, you won't be able to keep him/her on extended lease. Since the old lease is expiring and the terms changed, you need a new lease for your T1. You should refund the deposit due to T2 but keep the T1's deposit and roll it over to a new lease (as a partial, already paid deposit or as full deposit - depending on your new lease terms). Let them figure out the rest. T2 can mail his/her deposit to T1 or whatever they want to do.

thank you Nick. It is a good idea. I am hoping that there are companies that have one platform and good customer support for doing all that. It seems that companies on the net do only some of the services not all of them together. It would save so much time to have professionals do it.

I have been searching for a good marketing company that will do autoresponders, set up blog, social media and update them for me. Can anybody share their experience or recommend someone? I searched the internet but can't find a platform or a company that specializes in all these services.

I've heard from other investors that there are companies specializing in bird dogging and scouting for properties. Does anyone know of any for San Diego area? Anyone used them for flipping or rehabbing? Or is it just an urban legend?  I've heard that they may be a good source of off market properties with good potential.  Can anyone share their experience?

I am trying to post my ad on Craigslist to "Real Estate For Sale" section and cannot see this category in their radio button list.  I posted to For Sale by Owner but is there a way to post it to Real Estate for Sale instead? It is the first best position to place your ad. 

Anyone know the answer to this million dollar question?... :)

Does anyone know of a good, experienced and reasonable lawyer in San Diego CA area?
