Thanks for those tips. I would like to ask a few more questions.

1. Can anyone from Buffalo reading this tell me how or where to obtain current and future jobs data, vacancy rates, rental rate in area, crime rates, etc, in order to determine whether a rental property is a good buy or not.

I get the impression there is a records office in every city where I can get this info, but can I just request this type of info from this office? Do I have to pay for the records?

2. I read of an investor who got sued by tenants and realized complying with this code will minimize problems. So I am guessing I should obtain the Buffalo building code. Do you agree? Do u know how I can put my hands on this code?

3. I am assuming that an area with some crime but with plans for development is an acceptable buy when thinking long-term. Right or Wrong?

Thanks

It seems as though an investor needs current and future jobs data, vacancy rates, rental rate in area, crime rates, etc, in order to determine whether a rental property is a good buy or not.

Can anyone tell me what are the reliable sources where this type info is obtained.?

Thanks

Am from queens NY and looking to purchase a 2 or 3 family investment property in Buffalo, and if successful continue to invest in Buffalo properties. Am also looking to move to Buffalo NY eventually so house hacking is a "must" part of this goal.

Since I am a beginner and live 8hrs by car away from Buffalo I figure I will start with a turn key property from:

http://www.buffaloturnkeyproperties.com/

Am sure the owner of this company will say any of his properties are a good investment but I am the type that  need to know why the property is a good investment. Therefore I think I should learn how to screen tenants and how to figure whether a property is in a location near jobs.

Any guidance will be appreciated.

Thanks
