Thanks for the advice i'm literally learning a lot everyday. My next steps are trying to get in contact with some wholesale investors in California some where or even better locally in California. I see houses going up for sale all the time where I live.

Thanks chris I appreciate it. Im excited about Sac too. I dont know enough but it seems like a great place to be a real estate investor.

It looks like in order for me to start wholesale or even retail flipping properties in Sacramento. I need to speak with a real estate attorney that is familiar with wholesaling to help me with contracts. If there are any on here or if anyone knows of any in the area that would be great.

I am about as new as it comes. I read rich dad poor dad 2 weeks ago. I havent stopped researching and was led to this site by my wife. Im excited to learn as much as possible and start wholesale flipping to get started.

I am interested in starting off by wholesaling Properties.

I am someone that is very honest and I just read a forum of a bad story with someone wholesaling. 

I am wondering of there are templates of earnest contracts I can work with that are detailed and not vague, so the seller is aware of my plans moving forward with a wholesale.
