Hey Luke, I just drive down to ICOR (Investment Community of the Rockies) meetings in Loveland or Denver. I don't think there are any great deal of veteran investors in Cheyenne...I've lived here for quite some time and never have heard of any investor groups.  I'm new like you, but check out the ICOR website, I'll be going to the meeting on the 15th of this month in Loveland (about a 45 minute drive south of Cheyenne). Hit me up if you want to team up and go down there.  That goes for you too, @Cheryl Packham

wouldn't it be cheaper to build one than to buy a pre-built one? I am imagining they want full market price, can't you have one built for less and make a profit in the process?

Has anyone here considered building new houses, duplexes, triplexes, and then holding them to rent out, refi, and roll into another similar project?

Why, or why not?

Good to have you in the general area.  That's always cool to hear how people are starting in this business.  I'm curious what you and your wife did to find a bank owned property. Was it through an auction website? Or by asking bankers,etc?

Thank you all for your input.  I recently talked to a local commercial broker who is also an investor.  His insights were equally as valuable.  I believe in bringing as much sophistication as you can to any deal.  If it's worth doing, I believe it's worth doing WELL.  And any classes that can help me improve the way that I conduct business, well, that's a penny worth invested. 

This just made me smile.  I live near Cheyenne.  A lot of these small towns in Wyoming seem like Ghost towns, but you can actually find some pretty interesting and unique opportunities.  Thanks for sharing.  Any idea what the purchaser of the property was going to do with it?

Has anyone taken the CCIM Institute courses?  After paying for the classes and the yearly memberships, how well do you feel you know the material...was it worth the money?  I'm considering just going for it, to network, and learn more details in bigger acquisitions.  Pros? Cons?  Any other courses you recommend?
