Oildale (the area where Amazon is) is super hot with flips right now. Lots of investors looking for deals around that part of town. Decent money to be had if you can get properties under 150K. Good place for rentals too. Some real rough spots so the further north the better.

I live in Bakersfield and invest in the area. Also have properties in Tulare county a bit north of Bakersfield.

Hi all,

I am a new REI who has partnered with an out of state mentor to help guide me to my first flip and rental. I have been reading and consuming BP podcasts and Youtube content. I hear folks mention grades for neighborhoods (i.e A, B, C, etc.) but I was wondering how you determine those grades. Is there an official method or does everyone have their own systems? Thanks for the help!
