@Lucas Carl Hello. I’m going to try to be careful with advice. I’m new to BP and don‘t know the culture yet. I’m jumping in here because I have an almost identical situation. I just acupressure a duplex with a hoarder in it. That isn‘t the real issue. The problem is she has been paying $950 and that is low for the area. Luckily she is month to month so I will just be not renewing her lease. I will have work to fix what she has done to the place and probably lose a months rent. But I can justify this because there are several comps in the area that rent for 1450+. So it’s worth it for me to remove her. For you it depends on comps, maybe more than just the other side of your place. If there are more that are similar and charge more then I would remove the tenant. If other similar places are 520 or less then you may want to keep them. Good luck.

@Michael Doherty. I’m very new to BP but I try to do scenario 1. Without talking about success. More so I talk about what little I do understand of real estate investing. I acquired three duplexes this year and found the third because someone overheard me talking and then introduced me to their son. He brought the third one to me. You never know who may help you and they don’t know to help if you are “Under the radar”.
