that's a good question. What I wanted to do was to have no money out of pocket. I have a bank that will finance but wants 25% down. I was planning on finding a lender that will do the funding and then refinance after a couple months. I do that in my market now. 

I am looking in the Akron/Canton area for hard money lenders who loan for fix and flips and also rentals. Rentals would be short term until I refinanced. 

Does anyone have recommendations of someone they used?
