The ones in looking at in the detroit michigan metro and lansing michigan metro areas are anywhere from 6 units to 16 units. I've seen prices ranging from 450k-1M. I've helped manage 5-6 simultaneous single family rentals for my father but thinking rather than getting 4-5 houses,  to get an apartment building.  I know things are different with one versus the other but I'm open to learning the pros and cons.

I've been looking for my very first residential rental of my own for over a year and due to not having a ton of startup cash (70k) and the fact that any good deal i found is purchased within days of being listed, I've had no luck. I work a M-F office gig but looking to supplement. Investing wise, I'm looking at switching gears and getting into multi family properties such as a smaller apartment building. Does anyone have any advice on best practices to fund that? Again, 70k of my own cash, over 6 figure personal salary. No LLC yet, so I'm at ground level and need some advice from a guru or two.

Hey all. Been following BP for a few months now and decided to join the Pro family. I'm a brand new investor from the midwest (Michigan) and haven't purchased an investment property yet. I'm trying to learn the ropes from the talented folks on this platform. I have a full time job in the telecom world but have some experience with managing rental properties that my father has.

I was introduced to BP by reading David Greene's BRRRR book but have opened my eyes to other methods as well. I'm not starting from a place of a lot of capital (about $50k cash) but still looking to make that work for me to get my first property so I can build on that capital to keep the investing going.

I would love to hear back from the community here. There's so much to take in what it's hard to know where to start. Any advice or suggestions are welcomed. Cheers to all of your successes up to this point and I look forward to joining you in those successes soon!
