I have Section 8 tenants and love the program. The rent is guaranteed, the tenants and PM are forced to stay current with the maintenance. In the last 5 years, I have come across only one tenant who had to be evicted but I inherited them when I acquired the property.. as others have said, you should still screen the tenants upfront!

@Rafael Floresta @Rich O'Neill  I am looking at a prop in Collingdale, how easy/difficult is it to find tenants? The prospective property is fully rented and 0.7 miles from the train station but not sure if that matters much for tenants there...would love to hear more about your experience.
