So true Richard. I would imagine that more buyers would also be more aware of the flood zone maps when considering their next purchase.

From my interactions with HSBC in NYC, they seem to be very open in accepting clients in their Premier program. I believe they would also require a $100K balance (that cannot be used towards home purchase).

Their primary goal is to encourage people to use their Premier banking services.

There has been some water cooler chats about impact to home prices in NYC due to the severe hurricane. Hurricane Irene, although much smaller in scale, did not seem to make an impact at all.

What do you think will happen to prices of places that have been flooded? Do you think New Yorkers have short term memory?

Hi Bill - I'm in NYC and I am fortunate that I still have power and did not experience any issues so far. Our office is without power and it seems like almost all buildings below 42nd Street are without power!

Hi there, my post for some reason did not make it here but here are my top 3 $0.02 from my previous trading experience:

(1) Good suppliers. There are a lot of bad suppliers and given that you are only making a one time purchase, I would go with an agent who are familiar with the local suppliers.

(2) Trade shows! Great way to sample the products (just be careful that a lot of times, the samples are way better than the end product so see 1). Stay until the last day of the trade show. The vendors typically sell their samples since it cost more to ship them back. You need to haggle so bring your negotiation skills!

(3) Shipping. Share a container to cut cost. If you know the people you are sharing with, you do not need the option of having the shipper splitting the items for you. Save a lot of $. A lot of shippers out there so compare!
