Hi joseph your advice has been the most helpful I've got so far, I'm not sure if you'll be able to see my next questions but when you say willing to make real compromises in my personal requirements do you mean like finding a different property to purchase? where we might not be as comfortable? or when ever I'm screening a potential tenant? because we are definitely whiling to compromise in our first purchase for a year! I've seen properties for 250k but don't think are the newer homes or in the nicer areas with nice schools so I'm not sure exactly where I should compromise what should I make a priority to make sure the property will cash flow and will do good with equity. should I make the low price the priority even though it might not be the best schools or house?  we are also looking in Houston and forth worth  not just san Antonio

Hi guys we are moving to Texas and I'm going to start investing in real state but because we know nothing about flipping houses or wholesaling we are buying a primary staying for a year and rent it out as soon as we are allowed. We are not looking for our dream home right now we are looking for something that can bring in cash flow, I've done tons and tons of research online so what I been reading lately is finding an area with good schools, shopping and entertainment and an area that is safe. I know how to get schools ratings but I don't feel really confident with the knowledge that I've got so far. can someone recommend me an area where we can purchase a property that is doing ok cash flow and equity is growing?? we decided to go with a single home because a multi home would be difficult on our kids and we have 4 so a single home seems to be the best option. I went on Facebook for guidance but no one really said much other than what I already know. our budget is 350k maybe a bit more but would really like to keep it at that since we have a family. we were looking at the san Antonio area because of prices Houston but not gonna lie, we fear the flooding and consider forth worth as well but prices seem to be going higher in that area. any specific advice that I can get? thanks
