Thank you Marco - i will definitely be going through this "goldmine forum". And i always welcome suggestions and examples of areas/deals to expand my horizons beyond cali.
So far i need to concentrate on figuring out where to get financing for the next gig. I am thinking homepath to get away with only 10% as my pockets are empty after this first purchase.

Hi all. Is seems customary to this forum to introduce yourself - which is great and makes everything so much more personal and friendly.
So i am Dmitri form San Francisco.
I just came across bigger pockets last night and already read through "Ultimate Beginners Guide to Real Estate investing", which i have to say is an awesome investment 101 book. Thank you for that! And really exited about networking and getting the best from this site and maybe, as my knowledge grows, be a good contributor of information in return.
As for myself - i am a complete beginner. I have 1 rental condo purchase behind my belt - which according to the 2%, 50% or the 70% rule does not make sense at all:) But i am still happy with it as so far it already appreciated and is paying for itself.
I am curious if any of the investors in the Bay Area have been able to find a deal that obey by those rules (2, 50, 70%)? I guess the reason i made that purchase is because i wanted to finally get going and feel it for myself what it means to be an RE investor/landlord and i definitely wanted a property close to where i live.
