As a landlord, if a young un-established entrepreneur were to contact you asking for feedback similar to what I have asked here, on a service he was not yet capable of full filling, would you be apprehensive towards her? It's my opinion that I should test my thesis but is cold calling actual potential customers the right decision?

To prepare to start a floor cleaning company in a metro area, I am looking for feedback from landlords, on property maintenance, specifically that of floors.

In 2010 a company by the name Nilfisk Advance released the Adphibian, a dual high performance extractor-scrubber machine. This is the defining competitive element of my business.

With this machine, carpet, tile and grout cleaning jobs are faster, cheaper and possibly better than the most skilled cleaner using some previous generation equipment. 

Would having this machine convince you to change who cleans your floors? Would you buy one of these machines for 15k? Do you expect a cleaning company to be full service. Would not being full service, and only cleaning floors, walls and windows affect your decision? What about just floors? How much do you want to pay per square feet? How many times a year on average do you have your building's floors cleaned? What's your entire property maintenance budget?
