Post: Access to a a couple 100k what to do?

Hi bigger pockets. A Family member had interest in investing in me in one of my lines of work. But it’s one I’m not that interested in. But knowing there’s trust in me, money on their end.... I am considering a proposal that can help us both benefit.

Being in the Bay Area. A couple 100k- doesn’t get you far. I’d like to possibly get a flip, or help him find a investment if his own- and at least secure him as a client( I am a realtor as well ).

What are thoughts on someone who has skin in the game, was offered a couple 100k to do something with that would make everyone happy!?

Look the part! Be professional. Be confident - don’t worry how young you look ( people will notice).

For a little more advise- adapt to whomever you’re dealing with- if people your parents or grandparents age are always talking on the phone for business- do business with them that way, don’t text or email. If you’re dealing with people you’re own age- feel that out. I have clients prefer that sometimes. Just get out there and don’t worry!

Long run- solo. That should be clear ( unless you guys are really close, won’t make assumptions. )

Maybe be thorough and see if this could be a good project that can make you both some money. Establish what you expect of each other and if you agree- close the deal!

I personally would not leverage my livelihood wood family- but if I wouldn’t mind doing a deal with family.

Power wash bricks- could do wonders.

I agree with the mulch

I can’t tell much about the tree, but creating a surround with some molars( rock like decoration ) and inserting the same

Color mulch will look nice.

Color might be fine- if it’s in poor condition , a lot of greys go well with brick, as I would not paint them.

Congrats, and you’ll have fun. Although- I don’t have a portfolio of my own- I am absorbing everything I can for when the time is right for me. What came to mind was mentioned in a podcast- find an area with good properties and LOTS of property management companies- this in turn will mean they will compete for your business and ( should ) only pass on solid leads and have good management for your investments.

Lots of opinions here... Mine, If you can’t afford potential catastrophic damage due to brushing it aside but can afford to get it done now, I’d go for it. You may not get a direct return, but rest assured in a safe, habitable and reliable rental for years and years to come. Lastly- good strategies about getting close out materials and establishing a work order with a contractor for “fill in.” Played right, easy win for you.

I agree. If you want the fha. And are willing - assume any repairs that will be flagged and insert and addendum that says what you’ll do and cover up to X amount of money in repairs.

That is.... if you really want to switch financing. Remember you are potentially going to waste a sellers time if you can’t close. IMO

lots of good input already.

If your dom is low relative the average id also see if holding on to the property up until the average dom sold( and to close ), might cost you more than a reduction. Since you’re still going to be responsible for all payments to loans, credit cards if you’re banking on the sale to pay off balances before it hits interest.

He BP! So I’m in the starts of planning a investment. It’s not out of state, but out of town to a more affordable area ( I’m in the Bay Area, will look into Sacramento ). I’ve dialed in a few areas to hopefully gear to college renters. Or upcoming family area. Where as I do not know if I’ll flip or hold. It will depend on the purchase price/area/rental market.

Are there any basics, or things to look for when deciding if it should be a rental or if I should go for a flip - make some money and go for a bigger project.

Any insight is appreciated. Thanks

How are you guys using Craig’slist to find listings, home for buyer clients, flips and so on.

Personally my approach lately hasn’t been offering any services. But to reach out to what I see as DIY rentals that aren’t seemingly ran well. Probably properties that are paid off and make the family good money and they simply just keep it nice and do whatever they need too. Navigating that is hard, since I don’t want to come off to hard as soliciting a service on their advertisement. But it’s led to a few good talks. Time consuming, but when done right - I think it’s led to good long term leads.
