This is very solid advice to keep it separate and I agree with you, the only reason I was even thinking of it was to help me raise the initial funds for my first investment.

@Jesse Rivera I love the idea of it the only issue I'm currently facing is I would get negative cash flow renting out my current home  based on my current mortgage so it definitely isn't ideal

I will definitely keep in touch with you Nick and I appreciate you reaching out. I still have plenty time left saving but when the time comes I’ll either be looking into conventional  loans, or some type of remodel loan to pay for the repairs of the property I am looking to fix up, because as far as I’ve seen so far it’s hard to find a good deal starting out unless you buy it as discounted as possible and put some sweat equity into it, let me know your thoughts on that ur possible.

That’s great advice Taz, I’m currently working on saving enough money to get started, house hacking is hard for me at the moment because I just bought a house 2 years ago, I would have to sell my house(which is in a great neighborhood great location) and use that money to fund the duplex which isn’t totally out of the question, I would like to keep the house if possible but also would like to get real estate investing more. I’m just currently in the planning phase to see what the best path going forward is. As far as building homes goes that is something I would like to get into down the line l, I’ve been doing construction as long as I’ve been working I would just think I would have to build a solid portfolio before even getting into that. Let me know if you have any thoughts or opinions on this I appreciate you reaching out.

I am currently in the planning phase of my real estate investment journey and had a few questions I’d like to ask someone more experienced.

Would it be smarter to focus on paying down my own mortgage and then use a HELOC as a down payment for my first investment property, or should I simply use my savings for the down payment instead?

I recently purchased my home in October 2023 (before starting my real estate investing journey), so I don’t yet have access to any substantial equity. Based on my current savings rate, it would take me about 3-4 years to save up enough for the down payment on my first investment property. I’m curious to know what others think about these options.

How’s everyone doing ?

I’m very new to this but I’m proud to say I am now an investor, I just haven’t invested in anything yet. I plan on taking a few years saving my money and learning as much as I can about real estate before I take the leap on my first property. I want to hear some stories on how other people got started and how easy/difficult it was. I am newly married and have a hefty mortgage myself, but I manage to save a decent amount of money realistically 10-15k a year I have been working as a construction worker as long as I have been working I am a mason by trade and even though moneys tight I know I will be a successful investor even in the current market. I just want to hear some insight from people who’ve actually done it.

Thank you! I’m currently in the save all of money phase, I want a couple years of solid savings and some education before I get started, I’m 33 and have been working construction my whole life so this will be a much different career path for me. Do you have any tips on how I should reach out to local investors ? So far besides a few books and a burning desire I am a complete novice to this.

Hello everybody!

I'm new to real estate investing, but it is something that has always intrigued me. Until recently, I never really sat down and seriously committed myself to it, but now I'm all in, dedicated to learning everything possible before taking the plunge. My dream is to achieve financial freedom through multifamily rental properties and live life on my own terms.

Recently, I have been reading one book after another, trying to absorb as much information as possible, and am extremely thankful to finally find this amazing community. It seems like the perfect place, BiggerPockets, for finding people who are like-minded, asking them questions, and learning how to become a future investor.

I believe that no matter how unforgiving the market may seem, the right tools, knowledge, and preparation can help minimize risk and create opportunities. That's why I'm focusing on education first; I want to set a strong foundation before making my first deal.

Apologies in advance-I'll be asking too many questions, just to warn you-but I really feel delighted to be aboard, learning from each and every one of you and subsequently sharing my own successes. I am looking forward to connecting with everybody and taking another step toward my aspiration-to be a real estate investor.
