Post: Trying to find buyer for empty lots in Norfolk

In discussions about a group of parcels with the owner and trying to line up buyer in Norfolk va. Current information is potential 6 parcels totaling 31000sq ft lot size with deeded right of way surrounded by duplexes I am looking for anyone that might be interested in purchase currently at 80k. Surrounding duplexes are in the 193k range and are two bedroom 1 bath and have lot sizes of 5k sq feet. If your interested please send me a message I will be happy to discuss

@Braden C. I’m not sure what you mean by live stamp vs imprint.

As a update to the post I have found that I can go through stamps.com and print stamps not requiring the meter but still getting a reduced rate as far as postage cost it is not a drastic difference in price as I’m seeing now but in the neighborhood of 5cents Which when sending thousands adds up.

As for outsourcing I know that I will at some point but I am a firm believer that I can’t justify to myself paying someone else to do something unless I know what it takes to get it done and how I truly want it done so I will most likely be hand mailing for a little while until my time becomes more valuable spent elsewhere in the process

@Annchen Knodt I am doing the direct mail myself instead of using one of the many services that can be found online. As a result I have to put postage on each piece of mail. I have basically two options at this point either buy stamps and have a blast putting them on or I can reach out to a local provider of mail meters. Which is in essence a machine that you can put the envelopes through and it prints postage on the envelope. The big advantages to using a post meter are it is automatic I just feed in envelops and the second it is actually a discounted postage rate. The downside would be availability to get it or if there are any other problems getting it As well as you cannot own the post meters they must be leased as postage is legally considered a form of currency So there will be monthly recurring expense.( I’m definitely not opposed to the recurring expense if it makes sense )

@Michael Llewellyn. I cannot speak for the legality of it but I do happen to know for a fact that it is being done specifically in Norfolk for students that attend ODU. I also have come across many who are in the Navy who are doing it with others they know who are enlisted and they pick people who deploy at different times (without being military my best understanding). I know this isn’t the most helpful however it is being done the best you can do is be carful who you rent to as always. As well as make sure good or bad you take a lesson from it and grow. Goodluck

I am putting together my first mail campaign to get into wholesaling. I am curious if anyone has had any experience or thoughts on getting a mail meter in order to expedite the the mailing process while still keeping it personal and not like every other postcard showing up in peoples mailboxes
