Absolutely! I am in Cedar City which is near several state and national parks and that would surely be an option. The trouble right now with that is the same as new construction which is the lack of availability for land. RV parks have popped up more over the past few years and have been successful based on vacancy.

Small town USA investor here! I live in a mid-size town of about 40k people and do buy and hold while owning a remodel and excavation company. With intense California migration and inflation our market has become pretty tough for deals that work especially because I intend to keep my money local.

Looking for advise, ideas or experiences for what can or has been done in similar situations. Median house prices are up about 15% to almost 400k I have some equity and 4 properties with the ability to double down on money with my construction businesses.

Hi all, I am a investor that has 3 properties currently that all do pretty well in cash flow, but I have an opportunity to purchase a property that has a 4 plex and 2 duplexes in one deal.

The asking price is 1.4 million and cash flows currently $7700 a month Which could easily go up about a $1000 monthly with no improvement. I am struggling with the down payment obviously as I do not carry $350000 cash in my pocket.

2 properties that I own I would be willing to part with if it would help me get this one. I owe a 112,000 on and it would sell for 300,000 that cash flows 1900 a month. The other I owe a 130,000 on and it would sell for 250,000 and cash flows 1300 a month. Still leaving me a little short I am not sure what to do or what other investing options I have to come up with a down payment for the loan.

Any help or advice would be greatly appreciated.

@Aaron Wisch my understanding is that of it is owner occupied you can do as you please.

It seems like Hawaii has been a trending topic as of late thanks to Brandon Turner, and well I am just adding to that I suppose. I lived on the big Island in the past and intend to return this year with investment intentions (see other posts for details).

I really like to work with my financing FACE TO FACE and am hoping to find an institution (or person) located on the big island that will be able to help fund my deals. Looking to close on 2-3 multi families and house hack while leaving a good STR in my wake. Properties can need repairs as I self perform all rehabs.

Any referrals or insights would be much appreciated!
