On top of all of that I wouldn’t call them market experts either. Like they know what a good and bad neighborhood is but their margins are huge. The last house they did bought for 70k and sold for 260k with around 40k in rehab and taxes and such. This was an anomoly though because they purchased the property before the pandemic and the house is in a neighborhood about an hour from New York City so our housing market exploded. But as I said before they are still able to get about 30-40k each  every flip. They’ve never come close to losing money of course they have expectations of how much their time is worth and might sometimes make a little less one year but still never even close to losing money on a flip. And they don’t have any fancy software or even a spreadsheet to find deals. Literally just two guys on Zillow etc.  there doesn’t seem to be much info out there about flipping a house and doing every single renovation yourself as a full time job.

Hi William, yes I have a flat bed truck and an enclosed car trailer which acts as a mobile workshop which houses all of my tools. My dad flips houses in my area with a partner. They do everything themselves besides untapping the power lines for a service upgrade and the roof because it is too much work for them (they are pretty old). They are able to buy the houses fully with cash, they complete about 1 1/2 a year while taking 2-3 months off and only working like 6 hours a day. They aren’t looking for that easy one month flip that only needs new carpets and paint. They buy houses that are in pretty bad shape (houses that a normal flipper would consider too much work). Like ripping up a subfloor because the previous owner had 30 cats and they pissed everywhere. They take home like 40k plus each every flip after taxes and expenses. But they have a ton of sweat equity in the flip (renovating it is their full time job). Isn’t this type of flipping unheard of? And what do you guys think of it? It seems to work pretty well for them.

Hello, I am looking for any input, advice or critiques. My friend and I want to build a tiny house on wheels and travel the country while flipping homes in different places. We plan on doing mostly ALL of the construction work. I have thought about this a lot and can go more into depth, however, does this sound like a reasonable plan. Am I missing something that screams impossible? We are not looking to get rich. The plan is to live minimally as we are going to be sharing most expenses and living in the same tiny home. Mostly just travel the country while being able to be self employed and make a reasonable amount in savings each year.
