I live in Fairfield county and looking to invest in multifamily properties, most of the properties are valued over half a million and cashflow does not meet 1% rule. I understand 1% is not hard and fast rule but how are BP investors working on the numbers in this area. Excited to connect and understand more!

Also any key drivers for the rental market here?

I am looking to get some inputs and leads on to see if any one in Fairfield County has tried Sub Dividing or Selling a duplex as independent unit which is zoned in "B". Any guidance is much appreciated.
