We just purchased a property through a whole seller, not closed yet, but seller has given us permission to start on rehab, but is wanting to occupy the property for 2 months. What paperwork do I need to set up to ensure they will leave in 2 months and should I get specifics of what rehab we are allowed to do while he is living there? And if so how and what kind of agreement do we need ?

Can anyone recommend a good software for real estate people? To track both long terms and short term income and expenses? Reasonable cost. Also track rehab costs 

So I have a situation where my landscaper of a short-term rental accidentally damaged a chain link fence of a neighbor. He went back and fixed it and it's fairly secure. However she wants it fixed to the original state and the guy who fixed the fence is quoting her $400 to fix this. Is my landscaper liable or am I? My landscaper does not want to pay so much but he was willing to work with her and was hoping that the fence guy had a warranty on it but apparently he doesn't. So my question is would I have to pay for it then?

The did the walk-through before the walk-through date. Date was set but they had ordered dumpster eReader of time . Without our knowledge.  We reimbursed them for the light and may replace that storm door. We offered to pay for the dumpster $300 and another $200 to help them move out if they agreed to terminate the lease. They turned down the offer, apologized for the yelling and promised it will never happen again.!! Also said they loved the house and didn't want to move. ( go figure)  we really wanted them out...but they pretty much begged to stay. So we changed lease to monthly.  Gave them a warning that that behavior will not be tolerated. 

I have added the as- is clause but need to look into happy clause. Thanks for all the advice. 

We had an issue with a tenent who signed a one year lease and then agreed to a month to month lease. So they simply amended the end date on the lease and initialed( both parties)to make the end date end in a month. Is this okay? Or should we have signed a new lease that says month to month ? 

Thanks so much for your responses guys. When I say debris in back yard  it was weeds, some wood planks that were covered by weeds and tires. We were going to take the tires out anyway. But the problem we had was that they never asked or said anything about the cost involved. They were demanding payment after the fact. But yes. Lesson learned.  From now on as- is Claus will go in.
