Hi! I'm considering buying single family homes out-of-state (Ohio, Carolinas, Tennessee, etc) and curious if anyone has experience with long distance rentals. Obvious to hire a property management company, but are there any negatives associated with remote investments? My partner is on the fence and any stories from other investors could sway his decision.

Hello all, one of my mentors had mentioned creating a separate business per investment that I buy in the future, and have it all under one umbrella company. Why would I do that? What are the positives? Negatives? How often can I draw from the "businesses" account? 

The end goal is to create passive income that exceeds my monthly income.

Hello, my wife and I are looking to "house hack" a property. It is a 2 family, on a somewhat busy road with a double yellow line. Both units have amazing parking, with one of them being a two car garage. its just the left side of the home that is connected to the busy road, with the main entrance being off of a side street. She is skeptical on buying, for that sole purpose. Anyone have any advice? Is it bad to buy a 2 family home on a double yellow? The plan is to purchase, live for a few years, and then buy our next property with keeping this as a rental.
