Post: Why are they selling?

I’m not sure if it’s just me but when the time comes to buy a property, I always think “Well, if it’s that great why would they sell it.” I always, always have a thought along those lines and I was wondering if you guys have felt the same way or how to get over it. (I know it sounds odd, but I’m sure it’s not just me!)

Sorry for the late response. I totally agree with you, I will have to look into it but as you said it's probably the best way to start and if everything is in writing there should be no problems.

Thanks for the advice! I understand what you're saying but I've never really liked going into business with family or friends. I'm the "never hire your friends" guy, but I obviously get your point because its easier to get money through them than anyone else.

Hey @David Thompson,

 Thanks for the advice! I'll definitely be taking a look at those soon, I'm currently a student so I'm trying to get as educated as possible before starting investing. It is indeed quite difficult to raise money without previous experience, but as you mentioned having a good team and deep knowledge on raising capital should do it.

I just wanted to get some insights from the more experienced folks on here about syndication. How did you get your first investors? Is it all about the deal or they look for something else? Also, what deal structure you used?

@Scott Davidson Thanks a lot Scott, that was really helpful. 

@Abby Li Hurricanes are always a risk but a good insurance on your property should have you covered, and it can be a hassle setting up the storm shutters but that's about it. As to actual job growth numbers I would be unable to tell you but at least in South Miami where I live you can definitely tell the city is undergoing major growth in all aspects.

As for TX, I think certain areas are good markets specifically Dallas and maybe Houston ( althought its a little bit down right now). I would do some research on this, but the way I see it is that TX is the #1 US state in the oil industry which is  a basic need, this adds value because of job growth, etc. IMO, in the long term the oil dowturn that's happening right now won't be an issue. Also, the dowturn lowering the prices a little makes it a good time to get in.

@Scott Davidson I see what you're saying, I'm going to try and research those requirements.

@Lance Lvovsky Yes, I would have the LLC in Miami that owns the property and also does the management. The property I'm looking is in PR (so I wouldn't know if it counts as a state or not), the issue is that income tax there can be as high as 40% so I'm looking for a way to have the income taxed in FL. Basically, I'm looking for a setup that allows me to have the income be counted in FL; I was thinking of LLC as a simple way but maybe there is another way for example a trust that owns an S-Corp with me as the beneficiary. I will be doing some research on this.
