Hello everyone, I just got out the military. I am in the San Jose area, and I am wondering if there are any good investments out here or if I should invest out of state. California is expensive! I already used up my VA loan on two properties in Washington state. I am interested in getting into whole selling, but I haven't got a clue on where to start. I want to build up my portfolio with good long-term rentals, but I have trouble looking for good deals. I am hoping on getting more educated so i can start investing smartly.

Investment Info:

Condo buy & hold investment.

Purchase price: $271,000

this is the first property I bought, I put 0% down on this, it cashflows me about $350 a month. this property was a good investment, and I think I got lucky. my real estate agent found this for me as it wasn't being sold on market. truly a gem.

What made you interested in investing in this type of deal?

I was looking for something cheap, but nice at the same time. my real estate agent pulled through and found this property being sold off market.

How did you find this deal and how did you negotiate it?

my agent found it for me, i did not negotiate as i thought i was already getting a great deal.

How did you finance this deal?

I financed it with my VA loan

How did you add value to the deal?

I did not

What was the outcome?

this property is a great investment, cashflows about $350 a month

Lessons learned? Challenges?

I was really picky on choosing my first property, I was looking for cheap but nice and after waiting a couple of months and going to many open houses, i finally found this gem, I think I need to be pickier with my properties, so they can turn put Luke this one and cash flow.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $469,000
Cash invested: $24,000

My second property, it doesn't really cash flow all that well. I was thinking of getting rid of it and investing that money into another property.

What made you interested in investing in this type of deal?

I really liked the house, and didn't think of it as an investment too much, I was thinking of just calling this place home.

How did you find this deal and how did you negotiate it?

I found this deal on Zillow I didn't even try to negotiate the deal to bring the price lower.

How did you finance this deal?

VA loan, I only put around 5% down.

How did you add value to the deal?

No, I only really remodeled the master bedroom after I bought the house.

What was the outcome?

I break even, but i actually lose money on management fees. if I managed it myself I wouldn't be losing money.,

do more research and make sure the property will cash flow when you leave.
