@Jonathan Stone I got you brother, whenever I went into the city code and ordinances page to look it up I need to have certain things built and in place along with an application to gain an operating license. To consider my land a park to camp on. I've been trying to get in communication with someone from the city to see if it's a possibility and put a glamping geodome there for rent. So I'll keep you updated!

Thank you @Sean McDonnell I can! I'm still new to the site so I'm not sure how to best upload but I'm sure I can figure it out. 

According to my market research, I should be looking at being around 90-100% booked per month at about $120-$150 plus a night starting off. So on the low side per month around 3k (plus or minus.)

A quarter of an acre near Lake Travis wanted to do a multibedroom Airbnb/long-term rental since it's right outside of Austin and an area that's blowing up with rentals in the Texas Hill Country. Holding the land until utilities and septic become available before building. May just be my "forever home" location.

What made you interested in investing in this type of deal?

Due to the move of Californians and New Yorkers, the land in the area went from 8k to 25k in less than 4 months. I knew that it would be a well-placed investment to resale land in the future or to build a short-term rental for Lake Travis/Hill Country visitors or those who want to be more in nature and escape Austin for a day or two.

How did you find this deal and how did you negotiate it?

I found it through researching land around Austin with Airbnb potential and underserved poplulation.

How did you finance this deal?

How did you add value to the deal?

Nothing yet.

What was the outcome?

Nothing yet.

None, need to have land inspected by land survey guy to bring to builder.

Yes! Her name is Gwena Margolis and she works with Exp Realty in the Austin area. Extremely knowledgeable and well connected.

Tiny/Small Home that I'm currently living in. Waiting to purchase another home on acreage to put this home on the Airbnb market and start another real estate endeavor.

What made you interested in investing in this type of deal?

Wanted to take advantage of the small/tiny home niche in Houston and provide local and traveling people (nurses etc) a place to recover and relax for a day or two. Really stand out and change the local Airbnb game.

How did you find this deal and how did you negotiate it?

Through research, I came into contact with the builder as I was trying to purchase another similar home.

How did you add value to the deal?

Adding my own flare with interior design and making it more Instagramable.

What was the outcome?

Unsure yet, waiting to post house on Airbnb market.

INSPECT THE HOUSE! Especially being a new home owner and never built a home I didn't know what to look for. But now I know what to do, always get the warranty. ALWAYS.
