What type of loans are available if i buy rental property's ? I am referring specifically to bank loans, but if there are other ways that people know of i'd love to hear them. I'm in Orange County CA and I'm looking to invest out of state such as Salt Lake City and North Carolina.

Hi there im Diego im a beginner in REI..Well i found a lead driving for dollars property had for sale by owner so i called but actually a realtor answer..I ask what the reason the owner selling the property and what conditions the inside of property where..she said the owner bought house for him and wife but now going thru divorce and wants to sell..Bathroom and kitchen need work and some paint owner also now has tenants in the property but they are aware of situation and ready to move out when needed..owner is willing to take cash offer and put under contract if price is right.this is where i need some advice they want to schedule a time i can go inspect the inside of property but they would need proof of funds i had told her im an invester how would i go bout that?and where can i get an assignable contract im in orange county ca told her i was gonna look more into property and would get back at her with a schedule date and proof of funds in couple days..Well thanks to everyone and any advice would help thanks..

Im a beginner and looking into wholesaling.  Have got some leads coming in but dont know how to make contract with the right clauses..If i could get some advice im in orange county CA thanks to all.

Hi there im Diego im a beginner  in real estate.Trying to start wholesaling in orange county ca..got a couples leads but dont know how to make contracts or put assignment  clauses. Call couple attorneys in my area but seemed they didnt know wat i was talking about and some told be it is illegal.also how do i find a good real estate  attorney that knows what wholesaling is.
