Dang it. Second time a buyer has jumped ship. Back to two foreclosures again...

Post: Do short sales hurt your credit score?

Someone said credit score would only go down 90 points or so with a short sale? Or was that a foreclosure? That seems awfully generous. We had almost 800 credit until we lost two investment homes. I'm assuming it will go down to like 200 now? Is that reasonable? Two credit cards dumped me so far. We had to quit paying the two mortgages back in July so are very late on both.
If I lose my main home will anyone even rent to us? Will uncle sam take our assets/home/IRA's?
What kind of lawyer should I get if any?

I was the one who first posted.
Update time:

We finally JUST got served foreclosure papers on our Ocala FL new home we built to flip.

We owed 203,000 and had it listed with a realtor. Dropped price few times and then down to 149,000. Can't GIVE it away. Gorgeous lot, home, etc.
One guy wanted it until he found out there is no high speed interenet or cable out there yet (very new subdivision in Marion Co.).
Long story short: The lender wrote saying they were going to have someone go out and take over property. Boy did they. Not only did they mow the grass, they took off the lockbox and put it into the house and then changed the locks on us. That was over a month ago and yesterday we got served the foreclosure papers. Heck, we still owe the builder a few thousand dollars, but then never heard from them again. It gets worse:
Someone shot out bedroom window with BB gun and stole the copper out of the air conditioner unit. We live 2 hrs. from there and kept up the payments for over a year and a half then gave up.

What if the owners did not pay the last half of their real estate taxes when they went into foreclosure? Does the buyer have to pay it or will the ex-homeowner be required to pay up? The property tax on their house was like 7,000 a yr.

Both our homes that are foreclosing are threatening us to add more insurance to them being they got wind they are both vacant. If I'm not paying the mortgages, what makes them think I can do that?

They will barely talk to us and are being completely unreasonable. What then?

Post: deficiency judgments?

my husband and I are FREAKING OUT HERE. We've been served foreclosure papers now on two of our investments. The one has a short sale buyer we are holding our breath for.
My husband says we need to hire a lawyer ASAP so they cannot take our main home/401's/garnish wages/etc. What kind of lawyer do we get? Tax, real estate, accountant, tax accountant, what??
Will we be liable for the deficiency's? There is no way I could ever pay those amts.

Thanks so much.

We have some assets but nothing exciting. Our income is very
poor. They were investment homes, no occupants and they are just not selling. Underpriced and all.
I'm willing to let them foreclose too because it is looking more grim day by day.
