This particular home is in a park. Its a '96 2/1 in great shape in a nice park. Seller is at $6,500 but with patience will come down more. With tax time coming, I'm sure I could sell it on a note for $13-15K with a couple thousand down.

Hey guys. I've found a good deal on an old mobile home but don't have any clue where to find the funds. I got caught up in the easy money climate and ruined my credit and my families broke. Any ideas? Are there any hard money lenders around for old trailers?

Our 'expertise' was mainly buy and hold. I started out doing lease options on mobile homes and the easy bank money came along. We're focusing now on mobile homes, wholesaling and lease-options.

We have a free & clear house in Huntington West Virginia that we have sold using a lease option. We sold the house for $17,500 and get $500 per month at 11% interest. The buyer is employed and has made 6 regular payments, 2 of which were even a little early.

We would like to cash this property out. Any suggestions?

Hello from the Mountain State. I've been an investor for about 6 years and have bought and sold roughly 45 properties.

Starting over? Well, I'd love to fill this intro with rose and candy but the truth is, I screwed up, big time.

Between the easy money and a serious alcohol addiction, my partner and I ran through a million plus in about 3 years. We had a sweetheart deal with a local bank and completely screwed up. Too many card games and nights out on the company dime left us beyond broke.

I've since gave up the sauce, split with my partner, reconnected with my family and am attempting to start over, albeit with a lot of baggage.

So, if your a newbie starting out, and want to know what not to do, give me a shout. I'd be glad to help. If your looking for some help in the western West Virginia market, maybe we can do something. But be forewarned, I've been through this game the wrong way and have no interest in repeating my mistakes.
