I'm researching a fairly big dollar deal. How can I know with 100% certainty which encumbrances will survive the county foreclosure process ? I have a list of everyone who's been served and while I know the county code enforcement has to be settled, in addition to other tax state and gov't (IRS) liens if they existed, but what else can survive ? Can owner financing etc ?

Hello all....I'm relatively new to tax deed purchasing. I understand that mortgages and most liens are wiped out by the county foreclosure process but while performing due diligence a property coming up at a tax deed auction in FL, I noticed that the original mortgage appears to be owner financed by a non-profit organization. There's also a $92,000 judgement against the owner and her son's towing business for defaulted machinery and farm equipment. Should these be a concern?

Thank you !!!
