California Association of Realtors (C.A.R.) has been excellent in giving Addendums and all pertinent information; i.e. how each Calif county/local area classifies Realtors in terms of "Essential", etc.   This link has all info and is updated usually at least once or even more a day.

@Joe Villeneuve lol, I TOTALLY agree!  That's why I started out with.... I don't allow pets... and answered as a hypothetical, of choices given....  Fortunately my rental is in a town that has a built in tenant base, even if I needed to rent it during this time!.... but for the times when I was looking for a tenant, I never accepted pets.... but I got a lot of great local people, with excellent jobs, asking if I'd make an exception, giving me a blow by blow of the wonderment and great manners of their pet(s).... and I'm a dog owner, a 17 year old mini-poodle, so I'm a dog fan, I understand!, lol.  So again, if I needed to expand my possible tenant pool, I'd take a pet over smoking.  At least with a pet their smell will mainly stay at the lower level of the house.  The smoke smell.... ughhhhh, would seep into every inch!! ;-)

We may end up being, we'll see with the amount of Government$$ to help businesses and people out there, time will tell.  There definitely will be winners and losers.... some businesses will expand or be created to fill reliable needs now made clear by this, and to shelter them better if something like this happens again.  Others that were barely hanging on will go out of business, regardless of if there is govmt assistance available to them.  I have faith in the resiliency of the U.S., although it can take a lot more time than we hope to recover.

I don't allow pets, but if I had to choose, I'd definitely pick the pet.  I would increase the rent a bit and add a good additional rent pet deposit amount.  Many responsible people have pets and would be willing to pay more rent and the increase in deposit.  I would also put very strict rules regarding how many and what type of pet(s) allowed, that they cannot be a nuisance to neighbors (no leaving outside, barking, etc), and put something very solid saying that a pet cleaning and deodorizing charge will be taken out of deposit when they leave.... think of anything/everything and put in the lease! ;-)

I received tenants rent yesterday!:-))  Never said a word to them about Covid19 prior, assumed they'd pay as usual. Thankfully they did.  Whew! ;-)

I am also one who believes and said, do not assume your tenant(s) can't or won't pay and I haven't reached out or contacted them about it.  My tenants rent is due by the 3rd of each month.  They go to my bank, 4 blocks away from the rental home, and make the deposit direct.  I haven't heard from them and fully expect they will pay as usual, but admit, I'm counting down with anticipation........ ;-)
