Do you have any recommendations for quality, fair-priced General Contractors in the Nashville Area?
We have a one-story triplex with a hip roof on a lot in the Nashville urban core area that allows for up to 4 units (and all are eligible for short-term rental permits). We really love the location of this property and the rent that we get here. The apartments are 2 Bed, 1 bath and bring in anywhere from $2k-6k/mo each depending on long-term/short-term rental and season. I'd like to maximize the number of apartments on this lot in the most cost-efficient way. An architect has suggested in the past that we could change the roof pitch to get the feel of another story. I like this idea, so we can still maximize the rest of the .19 acre lot for some outdoor entertainment and parking for all the units.
Also, do you have any other idea of how to go about getting a 4th unit in the most cost-efficient way? We considered adding a tiny house to the back of the lot, but because it has to be right at the alley-way, it made it difficult to keep parking for all the units.
