I was thinking about transferring a property that is currently under my name to an LLC. The property is now worth more than when it was first acquired. I'm almost sure the property taxes will go up as the value has increased. Should I be worried about any other taxes? Would a capital gain tax apply? It's my first time doing this type of transfer, any input would be helpful. Thankyou all in advance :)

I would recommend screening the tenants pretty well as I'm currently going through my first eviction process. This was my first property. Not fun but not a bad experience to have. I plan on purchasing another property in the area this year coming up

Hello, sorry for the late response :) I'm currently renting the property for 1,400 purchase price was 155,000 with 3.5 into it and an APR of 4.5. I cash flow about 250 a month because I'm balancing an escrow shortage. The property is currently valued at 210,000.

I purchased my first rental in San Bernardino. So far it's gone well for me. 3 bed 2 bath

thanks for the feedback. I'm currently debating on wether to rent to a family with papers or not. They seem like clean cut people, hard working and well manered. I'll give them a shot. Wish me luck!

I'm wondering when would be a good time to sell my property. I purchased about three and a half years ago. The property has gone up in value since, not significantly but there's some equity. I was hoping to sell next year with the hopes that it would build more value and purchasing another at the crash of the market. It's hard to say exactly when this will happen but do you think this is a good strategy? Would you sell now or do you think it's probable for the prices of the homes to increase next year?
