@Jason Lee thank you SO much for the insight. I thought with rates movement and volatility I could probably get something lower. I will definitely shoot you a message. I just got 3% no fees and appraisal on my personal residence, so wondered why investment risk would be double the yield

@Will Pritchett Yes I live in San Antonio. I have a reasonable list of handy/tradespeople that have done work for me so I feel good about that, mostly nervous about being able to get someone out fast enough. It definitely would save money to self manage! I’ve heard of people using Zillow for listing and tenant screening. Perhaps I’ll look more into that. Thank you!!

Hello! I’m new to this community, but it looks like a great resource. I’ve thought about purchasing an investment property for a while, and am finally done with grad school so I’m ready to take the leap! I’m looking in San Antonio, single family, preferably 3/2/2 but if it’s historic then no garage is understandable. Preferably tenant-ready (needs limited improvements), intend to buy and hold and utilize a property management company. I am prequalified for 5.5%, 30 years (May look at shorter terms), looking to spend under $225k

Primary questions: 

Can anyone give me a ballpark for property management fees? Or insight on your self-managed experiences? I’m not terribly handy

Additionally, is there a particularly good tool for estimating market rents in an area besides existing listings? Do real estate agents assist with that sort of thing? I’m looking for an agent with experience with investors
