@Trevor Kolb Thanks for the awesome reply, and congrats on your first property! I absolutely feel your pain with the motivation aspect of things. I've listened to untold hundreds of hours of podcasts, digital books, etc, and you'd sure think that I was just ready to jump right in head-first. 

I think I need to go back to the basics, like you said. Redefine my farm area, set absolute parameters as far as purchase price, down payment, etc. Now that I have my MLS access, I've been straying pretty far, just out of curiosity and I'm winding up wasting quite a bit of time tying to evaluate "pipe dream" properties, instead of just focusing on what I can actually afford.

Have you tried any direct mail? If so, any luck with it? 

@Ryan Sanders Thank you as well, good to hear that you are at least getting to dip your toes in the water. If you don't mind me asking, how have you found your deals so far? Are you buying in the Springs? Denver?

@Norberto Villanueva - Thanks for the reply. Yes, you are correct, I got licensed simply for my own benefit in investing. What are these limitations that you mentioned? Other than requiring disclosure, are there any big drawbacks of being licensed that I'm unaware of? 

I'd imagine that Atlas is an investor friendly brokerage, what others are around? I did hang my license already, but I simply chose the least expensive brokerage I could find so that I could continue moving forward. I appreciate the time you've taken to reply, and will gladly welcome any continued advice!

@Paul Winka - It was super refreshing to read your post. You're right, I probably don't need to find the deal of the century to get started. I just need to find the deal that will teach me the ropes, and not lose money. While a break-even deal is obviously not the goal, I'd be willing to do it, and just consider it an education. I wish you were closer, I'd love to sit down with you and get some insight into what you've learned so far, and what to avoid. Thanks again for the words of encouragement, I truly appreciate it, and I wish you the best of luck!

Hi BP,

I'm writing this post because I'm neck deep in analysis paralysis and trying to claw my way out. I've been researching REI for well over a year now. I've gotten my brokers license (just got my MLS access a couple of weeks ago). Now that I have all my information compiled, I should just have deals falling into my lap, right? (Kidding, of course).

Who in the Colorado Springs area is investing successfully at this time? What kind of strategy are you using? I know deals are hard to come by on the MLS right now, but is anyone having any luck with MLS deals in this area right now?

My plan is to run a combination of buy and holds, as well as flips. Ideally, I'd like to find a flip or two first, then use the proceeds from those to help fund a buy and hold, then use the BRRRR method if necessary...then rinse and repeat.

I have a day job with decent pay (but I'd love to quit), good credit score (800+), some money in liquid savings, not a TON, but enough for a couple down payments on modest properties.

Anyone have any advice? I'd love to chat with any locals who are actually doing this successfully. Can I pick your brain? Is there anything I could do to help you in your business that may give me an opportunity to learn along the way? 

I look forward to hearing any ideas, critiques, complaints, etc. I'm all ears!

Hi everyone,

What can I say, BP had me at their home page. "Life wasn't meant to be lived in a cubicle." I'm currently working a 9-5 job, staring at a blank grey cubicle wall for over half of my waking hours. 

I'm ready for something new! I've been listening to Real Estate podcasts for a few months, signed up on BP a couple weeks ago (and have been stalking the forums, soaking it all in), and just today, I found 2 different Real Estate Investment groups here in the Springs that I'll be attending. 

So far, I believe a combination of fix and flips and buy/holds are looking most appealing to me for the long term. Any advice regarding the market in the Springs and surrounding areas would be graciously welcomed!

I'm looking forward to interacting here, and in person. Hopefully before TOO long, at 2:23pm on a Friday afternoon, I'll actually be looking at something other than this blank wall!
