I am trying to get a list of contractors and developers in the area who could handle a large residential build out. A client of mine owns a lake property in Mahopac that he is looking to sell or remodel. As of now, the main house is an old cottage (1940s) with a 19,000 square foot addition. The addition is just a shell, with floorboards, windows, and beams and not much else. I am looking for people in the Westchester, Putnam, Dutchess or outlying Hudson Valley counties, or nearby Connecticut, who have expertise in such a project. 

There will be an open house next Saturday (6/29) at the property. Message me if you are interested in coming out or know anyone that may be.

John, I am definitely interested in the Newburgh meeting. When is your next one? As for Northern Westchester, I am open to anything. I know Harrison has one and you have Newburgh, so it seems like there should be something in the middle that we could all put together.

Any head way on this? I know there’s a Harrison one but I’m  looking for one further north. Even Putnam or Dutchess if there’s interest.

Post: My Bank requires contractor for work. does contractor need 1099?

Its an insurance job for 10k. Bank wants a licensed contractor to do the work. Does the contractor have to fill out a 1099? He's a friend and he would prefer not to. Any downside to not doing the 1099? Thanks.

Charles Kao, you are correct about the listing agent commission. That is the reason I am doing this on my own. Agents in my area want up to 7% which to me is unacceptable. I am willing to split with a buying agent as they are bringing something to the table. I just don't see why its a smart play to involve a listing agent into the deal. Its a least worth a shot on my own first.

I am an agent and also the owner of an investment property. The tenant is moving out and I want to take the money and 1031 to a property closer to home. The house is 5hrs away so i cannot show it often. So far it seems my play is to:

go up and conduct my own showing in a month or so (next time I'm in town).

Any other thoughts about what I can do? Thanks.

I had a house built five years ago and am now experiencing roof leaks. My contractor gave a look and said it appears major and a new roof will have to put down in that section. I checked the warranty book that the builder provided me and it states roof warranty is only for one year. That seems absurd as I always thought roof warranties were for 10+ years.  Has anyone experienced this? Thanks all.

I was told that mold damage was some sort of pre-existing damage and that they wont cover it. The walls of course are ruined. There is a small hole in the roof and they wont even cover that because the hole didnt result from a storm.

Do I have any recourse here? Thank you.
