Hi BP community - I just got my first commercial property under contract and already have a general proposal from US Bank on the property for what they will lend, but want to make sure I'm doing due diligence and getting the best rate/terms/partner bank for this property.  For reference, it's under contract for just over $2 million, about 80,000 sqft, zoned general industrial and being used for light manufacturing/flex space.  Anyone have any good recommendations?  Also, since I am new to the commercial side of things, I would love to network with anyone else in Cincinnati doing similar investments.  The more I've learned about commercial the more excited I am to dive in!

Thanks for the response @Priyanshu Adathakkar, that is actually something we have thought about, but was more thinking that the "incubator" space would be about that size but just one unit in the building, while the rest are actual small/craft type businesses (some of which are already in there today).

Curious if anyone has any experience in re-positioning warehouse type building to more of a "flex" space, some office, some warehouse and/or light industrial.  What I'm seeing is that the warehouse buildings in the area of Cincinnati I'm looking at rent for $3.50-$4.50/sqft.  Flex space in the market is more like $6.50-$8/sqft.  I think there is opportunity with the right set of renters and the right buildings to do smaller build outs and potential additional sub-divisions of the warehouse and significantly increase rent, thus increasing overall property value.  I'm sure this has to have been done before - anyone want to share stories or links around the site, I couldn't seem to find anything.

@Rebecca Bryant - something you might want to think a little bit more about is really refining your goals and what type of investing strategy you want to execute.  Then look at what you are missing to execute that strategy and partner and/or find people who can help fill those gaps.  If you make the deals win-win for everyone then you can build your team and execute your plan.  One of the first things you definitely need to do is understand your market, once you understand that you can much better determine if you really find a good deal or not.  If you find truly good deals - then there are lots of ways to make money on it.
