Thanks Steve and everyone for your insights. Yes those new homes closer to transit are showing up but also with multiple bids and seriously overpriced. Will keep an eye out but the market is really hot with as high as 30 offers on some homes with 20% over. All cashflow analysis gets washed out at that point :)
Hi Pat, do you know of any builders building new homes and are open to investors, you mentioned about $250K new homes? I heard most of them are offering for primary residence. Thanks.
Thanks for your insights everyone. Greatly appreciate it. You are right Vik. Overbidding and stuff makes it difficult to make the cash flow numbers work. How about appreciation play for Leander. I am thinking of buy and hold and the question is has Leander already appreciated quite a bit or there is still room to expect more. Its proximity to tech companies and metro connection to Austin holds some positive which makes me think more compared to areas like Bastrop or even Kyle.

Hi experts,

This is my first time requesting info. I am out of state in CA looking to buy a SFH 3/2 in greater Austin for rental investment. Prices in North Austin are increasing quite a bit due to tech hub and existing homes getting overbid. Whereas there are some new home options in East Austin which carry the Tesla attraction. Thinking what could be a good cash flow decision between:

1. Buying a existing but new (2010 or later) home in N Austin (say Leander, RR, Hutto) for about 240-260K or - higher prices, but also higher rents

2.New home round $270-280K but in East or South Austin - new home so immediate maintenance headaches but potentially lower rent than North

Any advice is greatly appreciated. thanks

Hi Deepa, I am in a similar boat and looking at greater Austin area. Have you considered Bastrop as a potential option? I looked at Jarrell and homes are cheaper but not very sure about the rents and occupancy rates. Thanks Dhaval
