I am currently exploring business banking options for my real estate ventures. After some research, I've identified several key features that are crucial for my business operations, and I would appreciate it if you could provide information on the following:

  • No fees on minimum balance.
  • No fees on incoming and outgoing domestic/international wire transfers.
  • No limits on transactions.
  • Ability to conduct digital transfers, including Zelle.
  • ACH payment capabilities.
  • Online payment options.
  • Credit/debit card availability.
  • FDIC protection.
  • Online protection.

Additionally, if you have any special promotions, features, or benefits that cater to real estate businesses, I would be interested in learning more about those as well.

 It really depends on your price but I will recommend Columbus or Cincinnati/Northern Ky. I believe Columbus and Northern Ky share more attributes (population growth, jobs, etc) than Cincinnati, but I would like to say there is more cash flow in Cincinnati. Cincinnati has kept a stable population

I would recommend Columbus, OH. It's a solid hybrid market of cash flow and appreciation. Columbus has lots of job opportunities and population growth. It’s great for investing from out of state since it’s landlord-friendly and has a low barrier of entry and cash flows. You can get deals that meet the 1% rule. If you don't care about appreciation at all you should look at Cleveland, OH. Cleveland has a bit higher cash flow than Columbus in exchange for the appreciation.

Hi Dhanya, I personally love Columbus Ohio and as someone who works with a lot of out of state investors - there's so many catalysts for why you should invest here. Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy). I really see Columbus Ohio as an extremely safe bet for the next 10-20 years. Plus, there's still so many positive cash flowing and 1% deals here in Columbus Ohio. I personally invest in Urbana OH and Columbus OH. Anything in Urbana I'm looking for much more of a CoC return, as appreciation isn't going to be as strong as Columbus will be.

I’ve found that people have the best success when they have laser focus on one area. The broader the search the more overwhelming things can feel.

The cost of homes are low and the rents are strong in Cleveland, so there's lots of opportunity if you're looking for cash-flowing deals. Columbus is more of a hybrid market with a mix of cash-flow and appreciation. If you're looking for a long-term investment that will appreciate over time, Columbus would be a good market to look into. There are tertiary markets as well that you might be interested in, but it also depends on your investment strategy. Best of luck!

Thanks, Robert for your suggestion, I am looking for appreciation and cash flow (at min to pay the mortgage). What are the factors to consider when researching in that area to see if meets the requirement (in my case appreciation + cashflow)? Do you use any specific tools etc to do the analysis easier.
