@Todd Kalsey my units are in the 45230 zipcode (Mt.Washington).

Honestly I did not do that much research into what other buildings had. The reason is because I will never know what or how the other buildings financials are looking like. 

My goals is to make my property as much efficient and profitable as possible and a cost of $3000 on water meters and installation for the entire 10 unit was not too much in my opinion. As I mentioned earlier, slow leaks can kill your profit and with these meters, I might have a better chance of reducing the over all cost. 

I don't remember Guardian mentioning a minimum number of units, but it could be because I told them mine is a 10 unit to begin with and was already past the minimum (if any). Let me know if you need any more info about Guardian and I can shoot you a PM

I am implementing sub metering at the moment in a 10 unit (all 2 bedrooms) in Cincinnati. I am using Guardian water meters (Cannot vouch for them as I just started using). My ultimate goal is to bill the tenants back but the other main reason I am installing them is to monitor potential leaks. I have had to pay a hefty amount due to slow running toilets in the past and with this system, I can set alerts and my management team will monitor them and alert the maintenance team asap.

Sub-metering can be done even if you have a single water heater. Installing dedicated shut off valve can be done along with installing water meters. The cost of installing the units run around $300/unit (meter and labor).

Hello Fellow BPians,

Have a 10 unit property in Cincinnati area (45230). Bought it in March and currently under going huge renovation to update it to market standards. I am looking for lenders (short or long term) to either provide a rehab loan or assume the entire mortgage along with the rehab cost. I have already put in 40% of the rehab cost. 

Please let me know if you have lender suggestions  or if you yourself lend on this kind of situations.

I am looking to buy Multifamily property with minimum of 8 units within the states of Ohio/Indiana/KY. Please do let me know if you have a good deal even if it is not within the above mentioned states. My budget is sub-500k the more expensive it is, the lesser repair I expect on the property right off the bat. So do hit me up if you have any deals.
