I would be purchasing the homes in my own name. Managing on my own. No land contracts. Thank you all for the advice. Sorry it took me so long to get back to you all. It looks like I will not need to be licensed.  :)

I am very new to all of this. I am only looking at a few duplexes / triplexes to purchase... renovate and rent out, with goals of turning it into much more. Once my money and equity is straight I want to start flipping. I am wondering if I should start looking into licenses or certificates... Can I legally start a rental without some sort of license??? I know all states are different, I am in Michigan. Any advice please :) :)

Hey guys!!! Got my pic to upload!!! :) Alright here's my scoop. I am from Upper Michigan. NO NOT DETROIT area, the Upper Peninsula, the far North. My goal is to start a business in realty. I want to start out in my small town, buying rentals. I have found a 3 story triplex that is just priced to sell, this past week they lowered the price by $9,900. It is currently unlivable because of the boiler and heating system. This would be my perfect starting point (I hope). If I could find the funds, I could have it ready to rent out within a month or two. My family members cover every aspect of renovating houses, therefor my repair costs are VERY LOW. I have joined this site for ADVICE, and the hopes of finding someone who wouldn't mind starting out as a low cost investor- moving up within the next 5 years. Currently I am only seeking $50,000. Once the ball is rolling I want to move toward the city (30 miles north), buying, renovating and flipping beautiful Victorian homes near Lake Superior for a greater profit. I would love to find an investor that will want to stick with me through it all, building a strong trust and loyalty. My fiance and I make good money, and work hard, our problem is our credit. We both have medical bills in collections and the banks wont even hear out my business plan. I have spent sooo much in savings to pay down my bills in an attempt to build my credit with no luck that I feel like I'm stuck in a dark money sucking hole! I would like to hear any advice. Where do I look? Does this sound like a legit plan? Is the money out there? What do I need to know about working with investors? HELP me Please :)
