I don’t see home prices coming down because of the policies mentioned. They both increase supply and demand (buyers) which would negate any real change from either of those.
They are likely to increase the federal debt and inflation though with these policies, which would make things less affordable

I totally agree with the speed and ease if this approach. I found that on sellers I had marketed directly to, they were calling multiple people to get offers. I had an assistant answering the calls live and we were etting up appointments to go same day to see properties and when i would get there, they had offers from buyers sight unseen.
Can you explain the quick calculation you used to find $200 cash flow that was $850 / .015 ?

I really appreciate your post. I came across a different post you had made and am researching a new market to invest in. I live in Fresno CA, but would like to look for a different market to invest in for 3 reasons.
1. looking for a a less expensive market that has a higher cashflow returns per $ invested
2. find states and municipalities that are more business landlord friendly.
3. If/ when I move out of California, I don't want to be stuck paying the high income tax rates on my income. California will tax income coming in from other states if you live there or they will tax income made in the state if you live somewhere else.
I'm not a newbie investor and have been investing for about 18 years. would love to hear more about what you have learned in identifying the need to find a new market and how you went about finding the new markets you have shifted to.
