I agree with @gregbehan. There is so much competition within the MLS that finding a deal has proven, for me at least, to be a real evaluation between risk and benefit. I will occasionally find a something that could be worth going after, but typically there is so much risk wrapped into the deal that the returns wouldn't fit my risk profile. Consider looking into evaluation methods that quantitatively put the deal in perspective. It can be time consuming and technical, but if you lack experience this is one of the best way to evaluate the true potential. Don't rely on a heuristic or rule of thumb.
