In Texas with a years lease the tenant is responsible for advertising and monthly lease until the unit is rented. I have to go to court to get a judgment... Which drains my money but gets none from the tenant. ( can't garnish wages in Texas)
I have signs on property, newspaper, website, all free web classifieds. They can listen to all information, see tours of the property,etc.
My town is small so they can drive by the property since I put the address in all ads.
Explain pro-rated deposit? Ive not heard of that. Everyone wants to pay it out. Been there done that without good results.

[b]Texas small town here. I can't figure out what's going on. I've had rentals for 5 years and this past year has been puzzling. I have had two tenants move two weeks ago BOTH had a one year lease and only stayed 6 months. I'm wondering if a year lease is worth it. I want them to think they HAVE to stay but most just break the lease.
Usually I advertise in many places and my phone rings off the hook. Not this time. They listen to the voicemail and hang up. My properties are clean blue collar priced in the mid-range. It's only been two weeks but two houses vacant and no one wanting to even look is very disturbing.
I don't want nor can I lower my rent more than about $20.00 a month. The deposit is what no one has right now.
How are others dealing and overcoming the rental pool right now. I'm also seeing a low quality in the rental pool.
Any ideas to rent the properties faster to better quality tenants?
It's amazing. Most of the tenants now expect everything but have no problem lying, not paying, breaking contracts, tearing up the property..... Where did the honest tenants go?

I used ODesk for a website and had a bad and very expensive lesson.
Make sure you know exactly what you want and if your assistant isn't doing what you need quickly. Fire and rehire someone that does.

In my area it's hard to find something "cheap enough" and then rehab to appraise. The Appraisers are cutting the meat out of the deal for us rehabber-investors.
IF the property doesn't appraise can I cancel the FHA sale? Am I committed to the deal?
Frankly with all the horror stories ...con sellers..I'm leery of tying my property up with this type of buyer and loan?
Any feedback on this?

Has the tide turned to Sellers "having" to give sell concessions in the way of closing cost or down-payments on FHA loans?
I have a new total rehab. I've even put in new appliances, new privacy fence. This property is better than it was when it was built.
I've had it on the market for 30 days. I have a contract but buyers are going FHA..and need 3K in closing.
I don't want to give away 3K but I want to sell the property. I've never sold FHA before. Can someone give me pointers on FHA loans..good bad and ugly.
I'm going around in circles on this one.
There's not a lot of room to make my money if I'm giving 3k up front plus Realtor fees and my closing. I didn't go through all of this for pocket change.
