We find here in Minneapolis the real estate market has really come back as well.  Getting deals has gotten really hard for us as well (we flip houses).  We have learned that you have to put in lots of solid offers that make sense. If we really like a property, we will put in offer with High earnest money, no continuances, all cash, close in 14 days.  We find that if makes our offer hard to look past, but you have to be in the ballpark with other offers to make it work.

It takes alittle extra digging. But going down to the city hall and pulling all properties that have either code or health violations. Do not call the city and ask them to do it, because they will say either that they can not or just will not.

Agree with Bill and Arlan.  There is no way to buy the house with owner caring the paper when they have a loan on the property. If the numbers worked out better on a differant situation you may do a lease option to buy when you either get another buyer to buy it from you or you have cash / loan in place.

Look for a better deal, they are out there.

Congratulations Tavere! You have done what many never do is do something. It is really hard to give you solid advise without know more about your situation.  Do you have access to more funds to buy, fix up , and sell homes? Are you needing this money to live on? Give us some more info on where you are at.

Yes many cities you have to get a cert from the fire department to have a fire, even in a fire pit.

Hi William, I have not heard of them.  But from their website they seem to want your buisness and make it easy if your project to profitable and sound.  What I have found is that these type of business take the guts out of my deals so that there is nothing left for profit.
