What suburb / neighborhood do you focus on if you don’t mind sharing?

The maintenance already unhooked the whole machine, drained the pipes, and let water run for a bit to ensure the water running. Issue is I don’t think they ran it for a full cycle to realize the error that is still going on. 

Hi all,

I have an apartment unit in a high rise building. The building had some hot water issues which required them to shut down the water. Unfortunately when they turned the water back on it shot up debris such as rust through the pipes and into appliances. I had to come and fix the dishwasher which luckily (knock on wood) was an easy fix. 

Now with the washer/dryer they’ve come out twice now to clean the drain pipes and made sure water was flowing in and out properly free of and debris. But then my tenant later on notifies me she continues to get an “OE error”. I’ve requested maintenance engineers come out tomorrow again but I’m now afraid it’s more of an internal issue. If you were in my shoes would you pursue trying to have the management of the building pay for any third party costs to fix this? It’s clearly correlated to the pipe event since both machines were working just fine. Thank you for any input. 

Although I don't have personal investment experience in the area, I've always been a fan of that area in general. With the university and Little Italy it provides a strong demand from students, residents, and say young professional looking to have a close commute to the loop.

I can't say I disagree with sentiment here. The people who say if the numbers are right then do it, can you provide an example of when you found a deal in Chicago where the numbers were right? Every time I model out a multifamily in various neighborhoods its either negative cash flow or a low single digit cap rate. Good times!

You have to make sure to have a promote/waterfall in there or else people will judge you for not being sophisticated. Just messin. Sounds like you're getting the help you need! Good luck!

I know this is a bit late lol but  I was just reading all of your posts and some good info here thank you. I must say however that  the best information comes from the "ground" level in the real world & talking to real people as Bolla said. I never really take "statistics" and "data" whether online or published in articles for face value these days especially as media outlets have been exposed for their misinformation.  I drive part time for a limousine service and cater to ALOT of wealthy individuals who live in winnetka, glencoe,lake forest and wilmette to and from the airports every day.  I have heard again and again from these individuals complaints about city tax hikes etc and alot of them plan on leaving as soon as their kids finish high school etc. @lumi ispas, the exodus is not only occuring within middle to lower income families, but high earners as well. This is live data from the streets, not a biased article trying to glamourize the image of the city. I will say to all of you, if you want real information you need to get out there and talk to REAL people. Google searches,news articles etc may or may not give you the truth.  If you look at Detroit, it was the wealthy who left first due to the corruption and so forth, not trying to get into all of that right now.  Yes , we do have some high earner opportunities with the tech companies etc however it is the middle class blue collar worker who is vital and keeps the nation and cities running. If these people are suffering and leaving...you have a PROBLEM.   

 No offense but do you think these "wealthy individuals" are deep down sincere in what they are saying or just shooting the time during their limo ride? Majority like to talk about leaving etc but how many of those actually do? Heard all these anecdotal stories throughout this thread too many times. Doom and gloom is all I hear.

Reading through the forum and this thread in particular, a lot of people are expecting a recession/correction sometime in the near future.

If there is anything I've learned from closely flowing the stock market, the sentiment at the top is when the Joe crowd is looking higher and buying. Bottoms happen with crowd continuing to look down. 

Just playing devils advocate here, for people that were investing in 2008 (I was too young), what was sentiment then? Were the little guys also thinking, this is the top or were they buying and ended up having to hold the bag? Is that the same environment now?

I have a potential client who wants an apartment in Bronzeville. I can't find a specific MLS code for this area, is there an alternative similar code that anyone uses?
